Design & Installation of New Two-Storey Office Accommodation

Overview

EWG was contracted to deliver a new two-storey modular office building at Colchester North Station, replacing outdated infrastructure with a modern 1008m² facility made up of 26 modular units. The works included full demolition of existing units and conversion of the previous footprint into a car park — delivering improved working conditions for Network Rail’s front-line and office staff.

The Objective

Replace two aging modular buildings with a new high-performance facility that meets the operational and welfare needs of up to 72 staff, while ensuring full site functionality throughout construction.

Challenges

  • Tight Site Footprint

    Single access route with steep gradients and limited space for manoeuvring, deliveries, and storage.

  • Live Depot Operations

    MOM offices, P-Way stores, and BTP operations remained active throughout, requiring phased works and careful coordination.

  • Utility Upgrades & Legacy Infrastructure

    Replacement of Victorian-era water pipes and upgrades to the electrical network, including provision for EV charging.

  • Regulatory Changes Mid-Design

    Adjustments to ceiling height, fire ratings, and staircase design were required to meet updated building codes.

  • Unforeseen Site Conditions

    Discovery of undocumented services during excavation required real-time redesign and adaptive planning.

Our Solution

    Revised ceiling voids, foundation plinths, and building orientation to accommodate new regulations and uneven ground levels.

  • Sustainability Features

    Installed Tesla battery storage, rainwater harvesting (14,000L), 110 solar panels, intelligent lighting systems, and VRF/Monodraught HVAC systems.

  • Modern Interiors & User Experience

    Installed multipanel finishes, upgraded shower facilities, and implemented secure access control with user-specific permissions.

  • Collaboration & Stakeholder Engagement

    Weekly walkthroughs, joint inspections, and early engagement with Greater Anglia ensured minimal disruption. Two joint safety tours were conducted with Network Rail.
